What is Sell House Fast?

Sell House Fast is a UK-based home buying company – providing active sellers with a guaranteed cash offer for their properties.

This results in a quicker property sales process relative to using the open market and removes the need to work with an estate agent.  Instead, Sell House Fast will handle the entire process.

The firm promises to buy properties in any condition, including houses with tenants in situ, those with mortgage arrears (as long as there is some equity) and houses requiring complete refurbishment. It can buy various property types – including studio flats and multi-let buildings – but they must be residential (not commercial).

Sell House Fast (under the trading name of Panprop LLP) claims to buy 300 properties every year.  Whilst this shows a solid track record, we have not been able to see evidence of this on Companies House.

Sell House Fast’s Background

After moving from its previous location, the company is now headquartered in Central London and its current directors are Natasha Eve Thande Du Toit, Robert Neil Du Toit, Jennifer Ann Du Toit and Michael Louis Du Toit.

Opening hours are 8:30am to 8:00pm between Monday to Friday, and 10am to 3pm from Saturday to Sunday. Sell House Fast promises to respond to enquiries within 24 hours.

If you want to proceed straight to getting a quote, you can also complete their online form for a cash offer – we’ll explain how to do that in the next section.

How to Sell a House Using Sell House Fast

Selling a property using cash house buyers is designed to be as easy as possible. Using Sell House Fast involves just four simple steps, as detailed below…

1. Request a Cash Offer

Request a Cash Offer

To start the process, head to the Sell House Fast website.

You can then fill in the online form required to request a free cash estimate, which is displayed prominently on the homepage.

It requires the following info:

  • Name
  • Email address
  • Your best contact number
  • Address

You can also make a call using their freephone number.

This information allows Sell House Fast to make a preliminary estimate. They will call you within 24 hours to confirm this price.

2. Agree a Price for Your Property

Agree a Price

The initial price that Sell House Fast offers is just an estimate, and may not reflect the final price.

For a more accurate quote, the company will send someone to assess the property.

The company will then investigate the property (sometimes engaging a professional surveyor) and make a cash offer price based on:

  • Location
  • Size of house
  • Condition
  • Whether any structural or other issues need to be taken into account
  • Current market conditions
  • Any legal risks

Bear in mind that the estimate will be below market value – a trade off that most sellers would need to accept when dealing with a homebuying company. However, there’s no obligation to accept the offer.

3. Arrange Completion

Arrange Completion

Once you’ve agreed on a price with Sell House Fast, you can proceed to completion and the sale. Sell House Fast will instruct solicitors to carry out the legal transfer. In most cases, you will not need to worry about conveyancing fees or seeking out quotes for yourself.

You may need to deal with some responses to legal questions as part of this process, but it’s much simpler than working with an estate agent.

As they are cash buyers, you’re also bypassing many of the delays that frequently occur when setting up mortgages and dealing with searches.

Plus, you’ll be able to arrange a completion date with Sell House Fast without needing to cater to others in the house chain.

Sell House Fast claims that it typically takes 7-28 days for a house to reach completion. Once everything is finished, Sell House Fast pays you the money directly into your nominated bank account.

Sell House Fast Reviews

For a true gauge of whether you should work with cash home buyers, it’s a good idea to check the reviews.

Trustpilot Review for Sell House Fast

Sell House Fast doesn’t fare well on Trustpilot, with an average rating of just three stars. However, at the time of writing, it only had four reviews, and only one of them was negative.

The reviewer who gave a poor rating complained they felt rushed by the process due to receiving five calls on the day they completed the form.

Meanwhile, the positive reviewers praised the company for providing a quick sale and confirmed that Sell House Fast provides the service they claimed.

With so few reviews, it’s hard to make a sure judgment, especially as all the reviews were made between 2014 and 2020.

Sell House Fast doesn’t have a Google My Business profile.

Pros of Sell House Fast

Sell House Fast is a member of both The Property Ombudsman (TPOS) and other official bodies, including the Information Commissioner’s Office (ICO) and the National Association of Property Buyers (NAPB).

Its affiliation with these bodies means that it must adhere to their rules, such as allowing customers to raise disputes and maintaining ethical practices. NAPB has a Code of Conduct for its members, while the Property Ombudsman has a Code of Practice for Residential Property Buying.

This shows that Sell House Fast appears to be a reputable cash house buyer.

Sell House Fast also says that it charges “no fees” as it covers legal costs for its customers and there are no estate agency fees (given that it’s a private sale).

It also claims that it has been seen in national publications such as The Sun, Daily Mirror, Metro, and Daily Star. However, it’s not clear if the company appeared on these outlets as an advert or if it received a more prestigious feature.

Perhaps the biggest pro is that it offers a guaranteed sale with minimal hassle for homeowners.

Cons of Sell House Fast

Sell House Fast doesn’t make it clear if the company uses its own funds to buy houses. In the property buying industry, it’s fairly common for firms to use money from third party investors or bridging loans to buy properties.

All cash buying companies provide lower offers below market value for homes, which is part of the compromise sellers have to make for receiving a quick house sale – receiving an offer for around 75-80% of market value is typical.

However, Sell House Fast isn’t transparent about how much it offers, simply saying that: “Our unique approach to purchasing property allows us to offer the highest possible price for your home, thus beating most other cash buyers.”

It does state some example prices on its website, saying the average agreed price after the survey is £210,000 for a house with an average asking price of £250,000, compared to a final agreed price of £235,000 for a house of the same asking price when sold through an estate agent. This would mean the house would be sold for 84% of its original value.

Warning on Sell House Fast Companies

As a home seller, it’s well worth being wary of quick sale companies offering a higher, more “enticing” figure only to decrease the price at the last minute. This is a fairly common practice that continues to stain the reputation of the industry.

The house buyer also isn’t transparent about exactly how long its home sales take on average. On its home page it advertises offering a “7-day sale,” but the FAQs section says that it frequently takes four weeks to finish the process.

Another drawback of Sell House Fast is the lack of reviews (see above).

Below, we’ve summarised the pros and cons of using Sell House Fast:

Is Sell House Fast Right For Me?

If your priority is selling a house as quickly as possible, a company like Sell House Fast may be a great option.

Cash buyers often suit those who have a property with a limited pool of buyers that may be difficult to sell through conventional methods. For instance, houses with a short lease, with cladding, or in a state of disrepair.

There are other people who want to pursue a quick sale for personal reasons. Maybe they need to relocate fast due to a new job offer, they’re facing financial difficulties, or inherited the property and simply don’t want the hassles of dealing with the disposal.

Selling through a cash house buyers instead of estate agents means you won’t need to worry about:

  • Preparing the house for viewings and photos
  • Marketing the home
  • Coordinating with estate agents
  • Dealing with “time wasters”
  • Having multiple people checking out your property (and neighbours knowing)
  • Waiting times while waiting for an offer
  • Having the patience with slow conveyancing solicitors and mortgage brokers (on the buyers side)
  • Risking the chance of the sale falling through (1 in 3 property transactions collapses across the UK)

Other Property Buying Companies

Sell House Fast is far from the only cash buyer on the market.

Options like We Buy Any Home, National Homebuyers, Springbok and Good Move offer a similar service but have more reviews. For instance, National Homebuyers has an average review of 4.1 rating on Trustpilot and a 4.2 rating on Google.

Property Solvers has also received consistent 5-star reviews on TrustPilot, Reviews.co.uk and Google Reviews.

Alternatives to Cash House Buying Companies

For buyers who aren’t in a rush, it may not make sense to use a service like Sell House Fast. Some homeowners may prefer to sell on the open market using estate agents. Although this is likely to involve a longer process and more hassle, it means your house is likely to reach its full market value.

If you have a property with broad appeal – such as a three-bedroom home in good condition suitable for families – the conventional approach may make more sense.

Alternatively, you could consider an auction to expose your property to a larger pool of buyers while still securing a quick sale.

Ready to Sell Your House Fast?

If you’re looking for a quick property sale, it’s hard to beat a cash buying company, and Sell House Fast is a reputable option thanks to its affiliation with regulatory bodies.

However, due to the lack of positive reviews the site has, you may prefer to investigate alternatives.
